Every FitzGibbons Custom Home begins with clarity and alignment.

We start with a comprehensive Initial Consultation, which includes preliminary site planning and property evaluation. During this meeting, we review:

• Homesite location and orientation
• Topography and layout opportunities
• Architectural vision and lifestyle priorities
• Structural objectives
• Budget alignment by series

This is a professional alignment meeting designed to confirm mutual fit and establish a disciplined foundation.

Initial Consultation Overview

Any meetings beyond the Initial Consultation are structured working sessions billed at $75 per hour with a 4-hour minimum, unless the Private Client Design Engagement has been formally initiated.

Structured Planning & Architectural Development

Following the Initial Consultation, we move into strategic working sessions that shape the home with intention and precision.

These sessions include:

• Site and feasibility analysis
• Infrastructure coordination
• Preliminary floor plan layouts
• Space planning and functional flow
• Structural alignment with architectural intent
• Budget refinement and feature calibration

Once layouts are aligned and concept direction is accepted, we proceed into full architectural development, including:

• Construction Drawings
• Engineered Drawings

This disciplined phase ensures structural clarity, documentation accuracy, and coordinated execution.

Selections & Allowance Confirmation

After Construction Drawings and Engineered Drawings are complete, allowances are formally reviewed and accepted.

At that stage, we schedule the Design Center visit to finalize materials and finishes, including:

• Brick and stone
• Exterior materials
• Tile and flooring
• Cabinetry
• Countertops
• Interior finishes

Positioning selections after finalized documentation preserves both financial clarity and architectural integrity.

Construction

The Construction Phase begins only when all planning, drawings, engineering, allowances, and selections have been completed — and we are fully prepared to break ground.

From the Pre-Construction Meeting through Final Orientation, homeowners remain engaged throughout the build.

We conduct four structured construction meetings:

  1. Site Verification

  2. Pre-Construction Meeting

  3. Pre-Drywall Meeting

  4. Final Orientation

By entering construction fully prepared, we protect efficiency, quality control, and execution standards.
