01 — Initial Consultation

We begin with a comprehensive consultation to evaluate:

• Your land and site conditions
• Architectural vision and lifestyle priorities
• Structural objectives
• Budget alignment by series

This is not a sales appointment — it is a professional alignment meeting designed to confirm mutual fit and establish a clear direction before commitments are made.

02 — Strategic Planning

Pre-Construction Working Session
$75 per hour (4-hour minimum)

For clients prepared to advance, we initiate structured planning to establish a defined framework prior to architectural development.

This working session includes:

• Site and feasibility analysis
• Infrastructure and service coordination
• Upgrade and finish strategy
• Budget refinement
• Preliminary timeline forecasting

03 — Initial Layout & Design

Design Development Working Session
$75 per hour (4-hour minimum)

This session formally initiates the architectural shaping of your residence.

Together, we:

• Establish preliminary floor plan layouts
• Define space planning and circulation flow
• Align structural approach with architectural intent
• Identify key features and focal elements

This disciplined working session forms the foundation for full architectural development and construction documentation.

Investment Credit

All funds received during the Strategic Planning and Initial Layout & Design sessions are credited toward the deposit of your design fee upon entry into active architectural development.

Private Client Design Engagement

Upon completion of the Initial Layout & Design session, clients who elect to proceed into full architectural development will receive our Private Client Design Agreement.

This formal engagement outlines the architectural scope, structural coordination, and design investment required to advance into construction documentation.

The design investment established within the Private Client Design Agreement is credited toward the construction deposit upon execution of a building contract.

Acceptance of the agreement secures placement within our limited design calendar and transitions the project into dedicated architectural development.

A Focused Build Calendar

Our calendar is intentionally structured to ensure every client — across all series — receives direct leadership involvement, consistent communication, and purposeful oversight throughout the process.

We build a limited number of homes each year to protect the experience, the craftsmanship, and the execution each residence deserves.
